Chapter 12 — Household Maintenance
🆘 WHAT TO DO RIGHT NOW
If you smell gas: do not flip any switch, do not use your phone inside, do not light anything. Leave the building immediately, then call your gas utility's emergency line and 911 from outside. This is the one household emergency with no DIY step.
If water is actively flooding: shut off the water. For a toilet or sink, the valve is directly beneath it — turn clockwise. For anything else, use the main shutoff (you located it in Chapter 11). Then call the landlord or a plumber. Water damage compounds by the hour.
If the power is out in part of your home: check the breaker panel. A tripped breaker sits between "on" and "off." Push it fully off, then fully on. See "Electrical."
If your carbon monoxide alarm is going off: get everyone outside immediately and call 911. Do not investigate. CO is odorless and this alarm is not a nuisance alarm.
If you're a renter: most of what's in this chapter is your landlord's legal responsibility. Report it in writing (Chapter 10). Learn it anyway — for the small things, for the times you can't wait, and for when you own.
The economics of knowing how
A plumber's minimum service call is commonly $100–200 before any work. An electrician's is similar. A handyman's is $50–100.
Roughly half the calls they make are for problems that take ten minutes and a $6 part.
That's the argument for this chapter. Not that you should do everything yourself — you shouldn't, and the last section is explicitly about when not to — but that a person who can reset a breaker, unclog a drain, replace a flapper valve, and change a furnace filter saves several hundred dollars a year and, more valuably, doesn't have to wait three days for someone to arrive.
A note for renters: legally, most repairs are your landlord's problem, and you should report them in writing. But knowing the difference between "this is a five-minute fix" and "this needs a professional" makes you enormously more effective at getting things fixed — you can describe the problem accurately, and you'll know when the answer you're being given is wrong.
Why a ten-minute job costs $180
It's not gouging. It's arithmetic.
A plumber's cost of showing up — the van, the fuel, the insurance, the license, the unbilled hour of driving and scheduling — is the same whether the job takes ten minutes or three hours. So the trade prices it as a minimum service call: a flat fee for arriving, plus labor beyond that.
The consequence tells you exactly which repairs to learn:
- Cheap repairs are the ones it makes no economic sense to hire out. The $6 flapper costs $180 because the $174 is the truck.
- Expensive repairs are the ones where hiring out is obviously correct. When the labor is six hours, the trip charge stops mattering, and you're paying for skill you don't have.
Two uses for this. Batch your calls — if someone's coming for the water heater, have the sticking faucet and the loose toilet on a list; the second and third items are near-free because you've already bought the trip. And ask what the minimum is when you book: "What's your service call fee, and does it apply toward the work?" A shop that won't answer that on the phone is telling you something.
The stop line
Everything in this chapter sits on one side of a line. Learn where the line is before you learn anything else.
On one side, the worst case is that you did it wrong, wasted $40, and now you call someone. On the other side, the worst case is a house fire, carbon monoxide, electrocution, a collapsed ceiling, a flooded building, or asbestos in your lungs.
These are always someone else's job:
- Anything involving gas. Lines, connections, appliance installation, the gas valve on a furnace or water heater, and any smell of gas.
- The main electrical panel, the service entrance, or the meter. Not the breakers — the panel itself, with the cover off.
- Structural members. Load-bearing walls, joists, headers, the foundation.
- The roof, or any ladder work above the first floor.
- Asbestos or lead paint disturbance in an older home. Sanding, scraping, and demolition are what turn a harmless material into an inhaled one.
- The sewer main or the main water line.
No amount of money you are saving is worth crossing that line. If you're broke and the repair is on that list, the answer is never "do it yourself carefully." The answer is the free and low-cost leverage in the 💸 box later in this chapter — code enforcement, 211, the utility, weatherization programs, legal aid. Those exist. The DIY gas repair does not.

① The line isn't about skill. A competent person still doesn't do their own gas work, because the failure isn't visible until it kills someone.
② Reporting in writing is free and it's the entire game — even when you fix it yourself, even when you're not angry. A dated record converts "he says, she says" into a case: for your deposit, a code complaint, a rent-reduction claim, anything. Chapter 10 has the legal machinery; this chapter has the plumbing.
③ "Emergency" has a specific meaning, and it isn't "I'm annoyed." Running water, no heat below freezing, no electricity, sewage inside the unit, gas, and no working toilet qualify almost everywhere. A dripping faucet doesn't, however much it deserves to.
④ The $25 rule is the honest version of "should I try?" If the downside is a lost part and a wasted evening, try. If it's a flooded kitchen or a fire, don't.
Water is the enemy
Nearly every slow, expensive disaster in a home is water. Fire is faster and rarer. Water is patient — it gets into a wall in October and you find out in March, when the drywall is soft and there's mold behind it and the repair is four figures instead of two.
The single most valuable thing in this chapter is knowing where your shutoffs are, right now, in the dark, without looking anything up.
Know all four shutoffs
You found the main in Chapter 11. There are more:
1. The main water shutoff. Where the supply enters the building — a basement wall, a crawlspace, a utility closet, under the kitchen sink in some apartments, or a ground box near the street. Either a gate valve (round wheel, clockwise, many turns) or a ball valve (lever, a quarter turn to perpendicular). Gate valves seize if never used. Turn yours fully off and back on once a year so it still works the night you need it.
2. Fixture valves. Small oval handles under every sink and behind every toilet. Clockwise to close. These seize too — exercise them.
3. The water heater. A valve on the cold inlet at the top. Closing it stops the tank refilling, which is what you want when the tank is what's leaking.
4. The washing machine hoses. Two valves behind the machine, or a single lever box. Close them when you travel.
If you rent and can't find a shutoff, ask the landlord in writing: "Where is the water shutoff for my unit and for the building?" Reasonable question, and their answer becomes part of your record. Often the answer is "there isn't one for your unit, call the super" — worth knowing before the pipe bursts, because it means your emergency plan is a phone number rather than a valve.
⚠️ THE TRAP: The rubber washing machine hose
The two rubber hoses feeding your washer sit under full household pressure, twenty-four hours a day, forever. When one lets go — and they go by splitting, without warning, usually at a fitting — it puts hundreds of gallons an hour onto your floor. Insurers consistently rank supply-hose failure among the most common causes of household water damage.
The fix is $20 and fifteen minutes: braided stainless steel hoses, which don't burst the same way. Replace them roughly every five years and write the date on the hose in marker.
Nobody profits from this one, exactly. The cheap hose just ships with the machine and nobody ever tells you.
The moment you find water
In order, and quickly:
- Stop the water. Fixture valve if you know the source, main shutoff if you don't. Don't diagnose while it runs.
- Kill the power to the area if water is near outlets, cords, or a ceiling fixture — breaker, not the switch. If the panel itself is wet, don't go near it; call the utility.
- Photograph everything, wide and close, before you clean up. That's your insurance claim and your deposit defense.
- Get the water up and the air moving. Towels, wet/dry vac, fans, dehumidifier, windows. Material that dries within about 48 hours usually doesn't grow mold; after that, it does. Speed matters more than technique.
- Report it in writing if you rent — same day, photos attached.
- Then find the cause.
Your landlord's insurance covers the building. It does not cover your belongings. That's renters insurance — cheap, and covered in Chapter 8.
Reading a ceiling stain
Water travels along joists and pipes and emerges at the low point. The stain is almost never directly under the leak.
- Brown ring, defined edge, dry to the touch → an old leak, already fixed or only leaking sometimes. Mark the edge in pencil and date it. If it grows, it's active.
- Damp, soft, or spreading → active. Find the source now.
- Sagging drywall holding water → it will come down. Bucket underneath, then punch a small hole at the lowest point with a screwdriver to drain it deliberately. Counterintuitive and correct: a controlled hole beats a ceiling collapsing on someone.
- Directly below a bathroom → usually the toilet's wax ring, the shower pan or its drain, or failed grout and caulk letting water past the tile.
- Below nothing (exterior wall, top floor) → roof, flashing, or gutters. Over the stop line. Report it or hire it.
- Only in cold weather, near an exterior wall or window → probably condensation, not a leak. Different problem, still a real one — see damp and mold below.
Plumbing
Clogged drains
Start with the least destructive method and escalate.
1. Boiling water (sinks only, and not on PVC pipes if you can avoid it). Often clears grease clogs alone.
2. Plunger. Use the flat/cup plunger for sinks and tubs, the flange plunger (with the fold-out rubber sleeve) for toilets. Cover the overflow opening with a wet rag first — otherwise you're just pushing air out of it. Plunge with force, twenty or so times.
Most people plunge badly, and it's four fixable things:
- You need water in the basin, not air. Water doesn't compress, so it transmits your whole push into the clog; air does nothing. Fill the sink or tub two or three inches.
- Seal the second opening — the overflow hole, and the other drain in a double kitchen sink. Hold a wet rag or a second plunger over it hard. Any open path is where your force goes instead of the pipe.
- Push straight down, and pull back as hard as you push. The suction stroke breaks the clog loose; the push stroke just packs it tighter.
- Twenty to thirty strokes, then check. People give up at five. It usually goes on the second round.
If a dishwasher drains into that sink, clamp its drain hose first, or you'll blow the clog backwards into the dishwasher — a worse afternoon than the one you were having.
3. Baking soda and vinegar. Half a cup of baking soda, then a cup of vinegar, cover for fifteen minutes, flush with hot water. Modest effectiveness — good for maintenance and minor slowdowns, not real clogs.
4. Drain snake / hair removal tool. A $3 plastic barbed strip pulled out of a bathroom drain removes an astonishing amount of hair and solves most bathroom clogs. A $20 hand auger handles the rest.
How to actually use a hand auger (drum snake), because nobody explains this and it's the tool that solves the clogs a plunger won't:
- Remove the stopper or strainer. On a bathroom sink there's a pivot rod behind the drain underneath — loosen the nut, pull the rod out, and the stopper lifts free with the hair attached. Half the time you're done right there.
- Feed the cable in by hand until it stops — that's the P-trap bend or the clog.
- Loosen the thumbscrew, push a foot of cable out, tighten the thumbscrew, then crank. The cable only turns when the drum turns, and the drum only grips when the screw is tight. Missing this rhythm is why people conclude the tool is junk.
- Turn clockwise, always. Reversing under load kinks the cable permanently.
- When it bites, keep turning and pull back slowly — you either drag the clog out or bore through it.
- Never force it. If it won't advance under moderate pressure you've hit a fitting, not a clog, and forcing it can punch through old pipe.
- Run hot water for two minutes afterward, then clean the cable outside. It'll be disgusting. That's the job.
You do not need to own one. Hardware stores rent them, tool libraries lend them, and a neighbor probably has one — see the 💸 box.
5. Clean the P-trap. The U-shaped pipe under the sink. Put a bucket underneath, unscrew the two slip nuts by hand or with pliers, remove the trap, clean it, reassemble. Ten minutes and it solves most kitchen sink clogs completely.
⚠️ THE TRAP: Chemical drain cleaners
Skip them. They're caustic, they damage older pipes and rubber seals, they're dangerous if they splash, and if they don't work you've now got a pipe full of lye that a plumber has to deal with — some will refuse to snake a drain that's been treated.
They also don't address the actual clog, which is usually a hair mass or grease that needs mechanical removal.
The specific danger: the product sits in standing water above a clog it can't dissolve, generating heat. When you then plunge, or open the trap, or the plumber does, that lye comes back out at your face and hands. Emergency departments see these burns every year.
If you already poured some in — plenty of people have, it's the obvious-looking product on the shelf — don't add more, don't add a second brand on top of it (mixing them can produce gas), and tell the plumber before they start work. They need to know. Wear eye protection and long gloves, drain the standing water into a bucket rather than splashing at it, and dispose of it as hazardous waste rather than pouring it into the yard.
What causes clogs: hair (bathroom), grease (kitchen — never pour grease down a drain; pour it into a jar and throw it away), coffee grounds, food scraps, "flushable" wipes (which are not flushable; they are the single biggest cause of sewer blockages), and dental floss.
When it isn't your drain
This one matters, because it's the difference between an evening with a plunger and a health hazard you should not be touching.
If more than one fixture is backing up at the same time — the toilet gurgles when the washing machine drains, the tub fills when you flush, the basement floor drain backs up — the problem is not the fixture. It's the branch line or the main sewer line they share. Common causes are tree roots, collapsed clay pipe in an older house, and a solid mass of wipes.
Stop. Don't plunge it, don't snake it, don't pour anything down it.
- Renting: this is an emergency habitability issue in essentially every jurisdiction. Call the emergency line tonight, follow up in writing. Sewage inside the unit is the strongest position you will ever have with a landlord, and one of the few things code enforcement moves quickly on.
- Owning: you need a plumber with a drain machine and probably a camera. Ask whether the blockage is on your side of the property line — if it's in the city main, it's the city's cost, and most will come check for free.
Sewage is a biohazard. Gloves, don't track it through the house, throw out contaminated porous items, and don't keep running water hoping it clears.
The running toilet
The most common household repair and the most satisfying to learn. A running toilet can waste hundreds of gallons a day and shows up on your water bill.
Lift the tank lid (set it somewhere safe — porcelain, it breaks). Inside:

Diagnosis:
- Water is trickling into the overflow tube → the water level is too high. Adjust the float down (a screw on the fill valve, or a clip on the float rod). Water should sit about 1 inch below the top of the overflow tube.
- Water runs intermittently, then stops, then runs again ("phantom flush") → the flapper isn't sealing. It's worn or has mineral buildup. Replacement flapper: $5–10, five minutes, no tools. Turn off the supply valve, flush to empty the tank, unhook the old flapper from the pegs and the chain, snap on the new one.
- The handle has to be held down or jiggled → the chain is too long or too short. Adjust so there's a little slack but not enough to catch under the flapper.
- The tank fills very slowly or won't stop → the fill valve is failing. Replacement: $12–20, twenty minutes.
Test for a leaking flapper: put a few drops of food coloring in the tank and don't flush. If color appears in the bowl within 20 minutes, the flapper is leaking.
Buying the right flapper. They come in 2-inch and 3-inch, and the difference is obvious once you've seen both. Take the old one to the store, or photograph it next to a ruler; "universal" flappers fit most but not all. For an unusual brand or a low-flow model with a canister seal rather than a hinged flap, find the model number stamped inside the tank, usually on the back wall above the water line, and search that.
Replacing a fill valve (the twenty-minute version, when the tank won't stop filling or fills at a trickle):
- Shut the supply valve. Flush and hold the handle to drain the tank, then sponge out the last inch. Towel and a shallow pan underneath — there's always more water than you expect.
- Unscrew the supply line from the bottom of the valve, then the plastic lock nut holding it to the tank. Hand-tight usually does it; pliers gently if not, since you're gripping plastic.
- Lift the old valve out and drop in a standard adjustable one; they fit nearly everything.
- Tighten the lock nut by hand only — overtightening cracks tanks, and that's a whole new toilet. Reconnect the supply line and clip the small refill tube into the overflow tube.
- Turn the water on slowly, watch both connections for drips, and set the height so water stops about an inch below the top of the overflow tube.
About $15 and one trip. If a connection still weeps after you've snugged it, stop and get someone — that's how a floor rots.
⚠️ THE TRAP: In-tank cleaning tablets
The blue or bleach tablets you drop in the toilet tank sit in constant contact with every rubber part in there — the flapper, the seals, the fill valve gaskets. They degrade all of them, and they do it in months. A toilet that "keeps needing new flappers" almost always has a tablet in the tank.
Several major toilet manufacturers explicitly void warranty coverage for damage from in-tank cleaners. The manufacturers of the tablets sell you a $5 product that destroys a $200 fixture slowly enough that you never connect the two.
Clean the bowl, not the tank. A brush and any bowl cleaner, in the bowl, where it's actually dirty.
The garbage disposal
It jams. It's meant to. Here's the entire repair, and it takes four minutes.
First, and this is not optional: turn the switch off, and then cut the power. Unplug it from the outlet under the sink, or turn off its breaker. Never put your hand in a disposal — not while "being careful," not with the switch off, not for a second. The switch is the thing most likely to be flipped by someone who doesn't know you're under there.
If it hums but doesn't turn: the motor is fine, the impeller plate is stuck.
- Power off, verified.
- Find the hex/Allen wrench slot in the center of the underside. Most disposals have one, and the wrench is often clipped to the unit or taped inside the cabinet. Work it back and forth until it turns freely through a full rotation.
- No slot? Lever an impeller lug around with the handle end of a wooden spoon through the drain opening. Same idea.
- Fish out whatever caused it — tongs, pliers, a flashlight and your eyes, never fingers. Usually a bone, a pit, a bottle cap, a twist tie, or a spoon.
- Restore power and press the red reset button on the underside. It pops out when the motor overheats, and nothing works until you push it back in.
- Run cold water and switch it on in short bursts.
If it's completely silent: it's electrical, not mechanical. Check the reset button first, then the breaker, then the outlet under the sink (test it with a lamp), then the switch. If all four are good, the motor is dead — and a replacement disposal is $80–150 and a genuinely doable swap for a confident person, or a one-hour service call.
If it leaks: from the sink flange means the putty seal failed and it needs reseating; from the drain hose, a loose clamp or bad gasket. From the motor housing itself means the unit is finished — no repair, replace it.
What not to put in one: grease, coffee grounds, eggshells, pasta and rice (they swell), fibrous things like celery and corn husks, onion skins, bones, pits, and anything that isn't food. Cold water, not hot — cold keeps grease solid so it's chopped and flushed rather than melting and coating the pipe downstream.
Renters: the jam is a four-minute fix you can do; a dead unit is the landlord's. Report that one.
The clogged toilet
Flange plunger. Insert so the sleeve seats in the drain opening, and make the first push gentle (a hard first push splashes). Then plunge firmly 15–20 times.
If plunging fails: a toilet auger (closet auger, $25) reaches the trap. Feed it in, crank, pull back.
If the bowl is about to overflow: take the tank lid off and push the flapper down to stop water entering the bowl. Or shut the supply valve behind the toilet.
Never flush repeatedly hoping it will clear. That's how a clog becomes a flood.
Low water pressure at one faucet
Almost always a clogged aerator — the screen at the tip. Unscrew it by hand (or with pliers wrapped in a cloth), soak in vinegar for an hour to dissolve mineral deposits, scrub, reinstall. Five minutes, free.
A dripping faucet
Usually a worn washer or cartridge. Turn off the supply valves under the sink first. Then it's a matter of the faucet type — take the old cartridge to the hardware store and match it. A drip wastes thousands of gallons a year.
Frozen pipes
Prevention: in a cold snap, let faucets on exterior walls drip, open cabinet doors under sinks so warm air reaches the pipes, keep the heat at 55°F minimum even when away, and disconnect garden hoses in fall.
If a pipe is frozen but not burst: open the faucet, then warm the pipe with a hair dryer or heating pad, working from the faucet end toward the frozen section. Never use an open flame.
If a pipe bursts: shut off the main water immediately, then call a plumber.
Water heater basics
- Set to 120°F. Hotter wastes energy and scalds.
- Test the pressure relief valve annually — lift the lever briefly; water should discharge and stop. If it doesn't, or if it drips continuously afterward, call a plumber. This valve is what prevents the tank from becoming a bomb, and it is not a metaphor.
- Drain a few gallons annually from the bottom to flush sediment (extends life, improves efficiency).
- Know its age. Most tank heaters last 8–12 years. The manufacture date is usually encoded in the serial number.
- Signs of impending failure: rusty water, rumbling, moisture around the base. A tank that's leaking is close to failing entirely.
Those five bullets are the summary. Here's each one in enough detail to actually do it.
Setting the temperature
120°F is the standard recommendation, and the reason is burns. At around 140°F, water causes a serious scald in a few seconds. At 120°F it takes minutes — long enough for a child, an older adult, or anyone with reduced sensation or slow reflexes to get out of the way. It also cuts standby energy loss, which shows up on the bill.
One honest complication: Legionella bacteria grow in lukewarm stored water, and some public health guidance recommends storing hotter with a thermostatic mixing valve blending it back down to 120°F at the tap. That gets you both. If someone in your household is immunocompromised, elderly, or has a chronic lung condition, ask a plumber or your doctor rather than taking either simple answer from a book.
To adjust it: - Electric heaters have one or two thermostats behind screwed-on panels with insulation underneath. Kill the breaker first and verify with a voltage tester — the elements run on 240 volts and those terminals are exposed. If that sentence makes you uneasy, good; this is a fine thing to hand off. - Gas heaters have a dial on the control valve at the bottom. Turn the dial; do not open the valve, the burner compartment, or the pilot assembly. The dial is the only part of a gas water heater you should touch. - Either way, measure at the tap, not the dial: run hot water at the nearest sink for two minutes with a cooking thermometer in the stream.
Renting? You may not be permitted to touch it, and in a shared building it may serve several units. Scalding or never-hot water is a written report, not a project.
Testing the TPR valve
The temperature and pressure relief valve is the lever on the top or upper side of the tank with a pipe running toward the floor. Its whole job is to dump water if pressure or temperature runs away. Without a working one, a failed thermostat turns a water heater into a rocket. That's not a figure of speech; it's why the valve is code-required everywhere.
To test: bucket under the discharge pipe, lift the lever briefly, let it snap back. Water should gush, then stop cleanly.
The honest caveat: on an old, corroded valve that's never been tested, lifting the lever sometimes stops it reseating — now it drips and you're calling a plumber. Some plumbers advise leaving very old ones alone until the heater is replaced. Either way, know where the cold-water shutoff is before you touch the lever, and don't test one you can't afford to have fail on a Sunday.
A TPR valve that drips on its own means excessive pressure, an overheating tank, or a failed valve. That's a call, not a wait-and-see. And never cap, plug, or remove a TPR valve or its discharge pipe to stop a drip. It is the single most dangerous thing you can do to a water heater.
Flushing sediment
Minerals settle out and build a layer on the tank bottom. A gas burner then has to heat through it — wasting fuel, making that rumbling or popping noise, and eventually cooking the tank until it fails. On an electric heater the sediment buries the lower element.
Once a year, in twenty minutes:
- Turn the heater off — gas dial to "pilot" or "vacation," breaker off for electric. Never run an electric element in an empty tank; it burns out in seconds.
- Shut the cold inlet valve.
- Run a garden hose from the drain valve at the bottom to a floor drain, a driveway, or a bucket. The water is 120°F and will burn you.
- Open a hot tap somewhere in the house to break the vacuum.
- Open the drain valve and run a few gallons, or until it runs clear.
- Close the drain, reopen the cold inlet, and let the tank fill fully — the open hot tap will sputter and then run steady — and only then turn the heat back on.
The failure mode to expect: old plastic drain valves sometimes won't reseal afterward, and you get a slow drip. A $12 brass replacement fixes it, and a hose cap is a legitimate stopgap. If the heater is fifteen years old and has never been flushed, the sediment may block the valve entirely — at which point you've learned something useful about its remaining life, and it isn't worth fighting.
When it fails
Tanks fail from the inside, typically at 8–12 years, and there is no repair for a rusted-through tank.
Warning signs: rusty or brown hot water; rumbling or percolating; hot water running out much faster than it used to; moisture, rust streaks, or a puddle at the base.
If it's actively leaking: shut the cold inlet valve, kill the breaker or turn a gas unit's dial to "off," and call. A tank holds forty to eighty gallons and all of it is going to end up on your floor.
Plan ahead. A heater replaced on a Tuesday by someone you chose costs meaningfully less than the same one installed Saturday night by whoever answers. Most manufacturers encode the build date in the serial number — search "[brand] water heater serial number date." Over ten years old, start getting quotes before it dies.
Electrical
⚠️ Safety first, and this one matters.
Electricity kills. The rules:
- Turn off the breaker before working on anything. Then verify it's off with a non-contact voltage tester ($15 — buy one).
- Never work on electrical with wet hands or standing in water.
- If a breaker trips repeatedly, stop and call an electrician. It's protecting you from something.
- Anything involving the main panel, the service entrance, or aluminum wiring is a professional job.
- Renters: report electrical problems in writing. Do not rewire anything.
The breaker panel
Find it (Chapter 11). Label it if it isn't — turn each breaker off one at a time and have someone tell you what died. Two people, an hour, and it saves you every time thereafter.
A tripped breaker sits in the middle, between ON and OFF, or slightly off-center.
To reset: push it fully to OFF first, then fully to ON. Just pushing toward ON doesn't reset the mechanism, which is why people conclude their breaker is broken when it isn't.
If it trips again immediately: something is wrong. Unplug everything on that circuit and reset. If it holds, plug things back one at a time to find the culprit. If it trips with nothing plugged in, call an electrician.
Why breakers trip: - Overload — too much on one circuit. Space heaters (1,500 watts) are the usual suspect. A 15-amp circuit handles about 1,800 watts total; two space heaters will trip it every time. - Short circuit — a hot wire touching neutral or ground. Serious. - Ground fault — current escaping to ground. Serious.
Fuses instead of breakers means an old system. Replace a blown fuse with the same amperage — never a higher one. Putting a 30-amp fuse in a 15-amp slot is a documented way to start a house fire.
Working out what will trip your kitchen. Nadia moved into a 1950s one-bedroom where the whole kitchen — counter outlets, fridge, and the light — runs on one 15-amp circuit. She kept tripping it and assumed the wiring was bad.
A 15-amp, 120-volt circuit carries about 1,800 watts, with a practical continuous limit of 80% of that, or 1,440 watts. Her appliances, from the labels on the back:

Microwave plus toaster is 1,950 watts. That trips. Kettle plus anything trips. The wiring isn't broken — the circuit is doing exactly its job, which is to stop a wire from getting hot enough to burn the house down.
Her fix cost nothing: run the kettle and microwave at different times, and move the toaster to a dining-room outlet on another circuit. Every appliance has its wattage or amperage on a label or stamped plate, usually on the back or underside. Amps × 120 = watts.
What she should not do, and what people do: fit a bigger breaker. The breaker is sized to the wire behind the wall, not to what you want to plug in. A 20-amp breaker on 14-gauge wire lets that wire cook silently inside the wall. Adding a circuit is licensed work.
GFCI outlets
The ones with TEST and RESET buttons, required near water — bathrooms, kitchens, garages, outdoors, basements.
If a bathroom or kitchen outlet is dead, the most common cause is a tripped GFCI, and it may not be the outlet you're looking at — one GFCI often protects several downstream outlets. Look for a GFCI in the same room, or in the bathroom next door, or in the garage. Press RESET.
Test GFCIs monthly. Press TEST (power should cut), then RESET.
A GFCI that won't reset is either doing its job — a real ground fault, often a wet outdoor outlet or a failing appliance — or worn out; they have a service life. Unplug everything on the circuit and try again, then plug things back one at a time. If it won't hold with nothing plugged in, that's an electrician. One that trips whenever it rains means an outdoor box is taking on water — fix it, don't defeat it.
AFCI breakers
Newer construction uses arc fault breakers — normal-looking breakers with a small TEST button and a pigtail wire. They watch for the electrical signature of arcing (a loose connection, a nicked wire, a chewed cord), because arcing is what actually starts electrical fires.
They also nuisance-trip on some vacuums, older power tools, and certain LED drivers. That doesn't mean the breaker is faulty, and it absolutely doesn't mean you swap in a standard one. If one appliance trips it every time, that appliance is the problem. If it trips with nothing obvious running, get it looked at.
The dead outlet decision path
Before you call anyone about an outlet or a light that has stopped working, walk this. It resolves most of them in under five minutes and costs nothing.

Repeated trips, dead circuits with no tripped breaker,
and anything behind the panel cover are not yours.
⑤ is the important box. A breaker that trips repeatedly is a working safety device reporting a real problem — an overloaded circuit, a short, a failing appliance, or damaged wiring in a wall. The failure mode of ignoring it is a fire, and the failure mode of "fixing" it with a bigger breaker is a faster fire. Renters: this one goes in writing the same day, and it's a legitimate emergency if you're smelling anything.
The signs that mean stop right now
Call, tonight, and don't experiment first:
- A burning or fishy plastic smell near an outlet, switch, or panel.
- An outlet or switch plate that's warm to the touch.
- Buzzing, crackling, or sizzling from a switch, outlet, or the panel.
- Scorch marks or discoloration around an outlet slot.
- Lights that dim or flicker whenever a large appliance kicks on, throughout the house — this can indicate a loose service neutral, which is genuinely dangerous.
- A shock, even a small one, from an appliance, a faucet, or a switch plate.
- Anything sparking beyond the small, brief snap you sometimes get when plugging in.
If you can identify the circuit, turn that breaker off in the meantime. If you can't, and something is actively burning or smoking, get out and call 911.
Old wiring worth knowing about: homes wired before roughly the 1950s may have knob-and-tube; homes built or rewired from the mid-1960s to mid-1970s may have aluminum branch wiring. Both are documented fire risks at connections, both can complicate or void homeowners insurance, and neither is DIY. If you're buying, it belongs in the inspection. If you're renting, you're allowed to ask.
Replacing a light fixture
Doable, if you're careful.
- Turn off the breaker. Not just the switch — the breaker.
- Verify with a voltage tester.
- Remove the old fixture, noting how the wires connect. Photograph it.
- Wires: black to black (hot), white to white (neutral), green or bare to green or bare (ground).
- Twist wires together and secure with wire nuts. Tug each one to check.
- Tuck the wires in, mount the fixture, restore power.
Older homes may have wiring that doesn't follow the color convention, or no ground wire. If what you find doesn't match what you expect, stop and call an electrician.
Extension cords and power strips
- Extension cords are temporary. Not for permanent installation, not under rugs, not through walls or doorways.
- Never daisy-chain power strips.
- Space heaters plug directly into a wall outlet, never a power strip or extension cord. This is one of the most common causes of home fires.
- Match the cord gauge to the load. A thin cord powering a heater is a fire.
- Check cords for damage; replace anything frayed or with a damaged plug.
Heating and cooling
The furnace filter
The single highest-value maintenance task in a home, and the most neglected.
A clogged filter restricts airflow, which makes the system work harder, raises your bills, reduces comfort, and can cause the heat exchanger or coil to fail — a repair in the hundreds or thousands.
Change every 1–3 months. More often with pets, allergies, or construction nearby.
How: find the filter slot (in the return duct or the air handler), note the size printed on the frame (e.g. 20x25x1), buy the same size, note the airflow arrow on the new filter and point it toward the furnace, slide it in.
On MERV ratings: higher numbers filter smaller particles. MERV 8–11 is the sweet spot for most homes. Very high MERV filters can restrict airflow enough to damage some systems — check what your manufacturer recommends rather than assuming higher is better.
Write the date on the filter edge in marker when you install it. You will not otherwise remember.
On sizes: the number printed on the frame (20x25x1) is the nominal size. The actual filter is about half an inch smaller in each direction — 19½ x 24½ — which is correct and not a mistake. Buy by the nominal number. If nothing is printed on the old filter, measure it and round up to the nearest inch. Buying a six-pack online is typically half the price of single filters at a hardware store, and having them in a closet is the difference between changing it and meaning to.
When the furnace won't start
Before you call, in this order — the first four resolve most of them:
- Thermostat batteries. The single most common "my heat is broken." Two AAs.
- The filter. A fully clogged one can trip a safety limit switch and shut the system down.
- The breaker.
- The furnace switch — a wall switch that looks exactly like a light switch, on or beside the furnace. Someone turns it off thinking it's a light, roughly once per household per lifetime.
- The front panel, seated fully. There's an interlock behind it; a panel that isn't clicked shut means it won't run.
- The condensate pump or drain. A full pump or blocked drain trips a float switch and stops a high-efficiency furnace on purpose.
If all six check out, stop. Don't open the burner compartment, relight a pilot you don't understand, or touch the gas valve — that's the stop line, and it's where furnace repair starts. Most systems blink a diagnostic code through a small window in the panel; count the blinks and tell the technician. Free information, shorter visit.
Thermostat
- A programmable or smart thermostat typically saves 8–15% on heating and cooling.
- Setting it back 7–10°F for eight hours a day (while you're out or asleep) is where the savings come from.
- The "leave it at one temperature is more efficient" idea is a myth for standard systems. (There's a real caveat: heat pumps in very cold weather can be less efficient with large setbacks, because they may trigger backup resistance heat. Smart thermostats designed for heat pumps handle this.)
AC maintenance
- Change the filter (see above — same filter).
- Clear debris from the outdoor condenser unit. Leaves, grass clippings, and vegetation within two feet restrict airflow. Turn off power at the disconnect, then rinse the fins gently with a hose from the inside out.
- Clear the condensate drain line — a clogged line causes water backup and is a common cause of "my AC is leaking" calls. Pour a cup of vinegar down the drain access annually.
- If the AC is running but not cooling, check: filter, thermostat setting, breaker, and whether the outdoor unit is running. If the outdoor unit is running but the air isn't cold, it's likely low refrigerant — that's a professional job (and it means there's a leak).
Thermostat labels, since they aren't obvious: FAN AUTO runs the blower only when heating or cooling; FAN ON runs it constantly, which costs money. AUTO mode lets the system pick heating or cooling — fine in shoulder season, and the reason someone's AC "randomly" runs in March. EM HEAT or AUX on a heat pump is electric resistance backup: it works, and leaving it on by accident produces a genuinely alarming bill. Use it only if the heat pump has actually failed.
A frozen coil
Ice on the copper line or the indoor coil, or an AC running constantly and blowing air that isn't cold. It means one of two things:
- Restricted airflow — a filthy filter, closed or blocked vents, a dirty coil, a failing blower. Often yours to fix.
- Low refrigerant, which means a leak. Professional, always — refrigerant handling is federally regulated.
What to do: turn cooling off and the fan to ON. That thaws the coil with room air over a few hours, so put towels down. Meanwhile change the filter and open every supply and return vent. Then run it again. If it freezes a second time, stop and call — running a frozen system pulls liquid refrigerant back into the compressor, which is the most expensive part of the machine.
Never chip ice off a coil. The fins and tubing are soft metal, and puncturing them turns a service call into a replacement.
Window air conditioners
Most renters have one and nobody's ever told them anything about it.
- The filter is a washable plastic mesh behind the front grille. Pop the grille off, rinse it, dry it completely, put it back. Monthly in season. A clogged one is why it stopped cooling.
- Vacuum the coil fins gently with a brush attachment; they bend.
- It's supposed to drip outside. Water dripping inside means it's tilted wrong — it should sit very slightly lower at the outdoor end.
- A musty smell is mold on the coil. Clean it, and run the fan for ten minutes after cooling to dry it out.
- Plug it directly into the wall. A 12,000 BTU unit can pull most of a 15-amp circuit by itself. Never an extension cord or power strip.
- Use the brackets. Units do fall out of second-floor windows. If the sash won't hold it securely, that's a conversation with the landlord, in writing.
- In winter, remove it or cover it. An installed unit is a hole in your wall.
⚠️ THE TRAP: The $49 heating tune-up
Cheap seasonal "tune-up" or "safety inspection" ads are lead generation for some companies, and the script is consistent: the technician spends twenty minutes and reports a cracked heat exchanger — a condition that genuinely does require shutting the furnace down, and that you have no way to verify. Then there's a red tag on your furnace and a financed quote for a new system, today.
Sometimes it's real; a cracked heat exchanger leaks carbon monoxide and is an emergency. But you can't tell from the claim alone, and the incentive runs one direction.
Ask them to photograph the crack and show you. A real one can be documented, and a technician who won't is answering the question. Then get a second opinion from someone who doesn't sell furnaces. If there's genuine doubt, shut the furnace off rather than gambling on CO — and have working CO alarms, which are the actual protection here regardless of who's telling the truth.
Radiators
- Bleed them at the start of heating season if they're hot at the bottom and cold at the top. Use a radiator key (a few dollars), open the valve at the top until water comes out instead of air, close it.
- Don't cover radiators with furniture or curtains.
Appliances: check these before you call
Unplug it first, every time. Then find the model number — inside the door frame, behind the kick plate, on the back — and search it with the symptom. Manuals and repair forums often name the exact part.
Dishwasher won't drain. In order: (1) clean the filter — a twist-out basket in the floor of the tub that most people have never removed, full of glass, seeds, and a label off a jar; (2) check the drain hose loop, which must rise high under the counter before it drops, or the sink drains back into it; (3) if a garbage disposal was installed after the dishwasher, check that whoever did it knocked out the drain plug — forgetting that is the classic cause; (4) clear the air gap, the small chrome cylinder on the sink deck.
Dryer runs but won't heat. This one has a safety edge. (1) Clean the lint screen every load, and wash it with soap twice a year — dryer sheets leave an invisible film that blocks air. (2) Clear the vent duct and the outside flap. (3) On an electric dryer, check the breaker: it runs on two 120-volt legs, so losing one lets the drum tumble with no heat. That's the most common cause and it's free. (4) On gas, stop there.
A clogged dryer vent is a leading cause of house fires, and also why clothes take three cycles. Use short, straight, rigid metal duct — not the flexible foil kind, which sags and traps lint. Venting into the room through a lint bucket isn't a solution; it dumps moisture into your home, and for gas dryers it's prohibited outright.
Fridge not cold enough. Vacuum the condenser coils (back, or beneath behind the kick plate) — a year of dust makes a fridge work far harder, and it's the most-skipped maintenance in a kitchen. Test the door seal by closing it on a dollar bill; if it slides out with no drag, the gasket is done. Check that freezer vents aren't blocked by food, since in most fridges the fresh-food side is cooled by freezer air. Water in the crisper or ice under the drawers is a clogged defrost drain — usually clearable with warm water and a turkey baster.
Repair or replace? Rough heuristic: if the repair costs more than half of replacement, or the appliance is past about three-quarters of its expected life, replace it. Typical lifespans run roughly 10–15 years for a fridge and 9–13 for a washer, dryer, or dishwasher. Renters: appliances that came with the unit are the landlord's. Report it.
Walls, doors, and general repair
Patching a nail hole or small drywall hole
Nail hole (under ¼"): 1. Scrape any raised edges flat. 2. Apply spackle with a putty knife, slightly overfilled. 3. Let dry (30 min–2 hours). 4. Sand smooth with fine sandpaper. 5. Touch up paint.
Ten minutes of actual work. This is what saves your security deposit.
Medium hole (½"–2"): use a self-adhesive mesh patch, then two thin coats of joint compound, sanding between. Thin coats. Everyone's instinct is one thick coat and it always cracks.
Large hole: cut a square, cut a drywall patch to fit, back it with a piece of wood screwed inside the wall, screw the patch to the wood, tape the seams, mud, sand, paint.
Hanging things securely
The rule: find a stud, or use the right anchor.
- Studs are typically 16 inches apart (sometimes 24). Find them with a stud finder, a magnet (locates the screws), or by knocking — a solid sound versus hollow.
- Under 10 lbs: a nail or a Command strip is fine.
- 10–25 lbs: a plastic expansion anchor or a self-drilling threaded anchor.
- 25–50 lbs: a toggle bolt or a molly bolt.
- Over 50 lbs, or anything above a bed or a couch: into a stud. Always.
- TVs and heavy shelving: studs, no exceptions.
Squeaky doors and sticking locks
- Squeaky hinge: WD-40 or, better for longevity, a drop of oil on the hinge pin. Tap the pin out, oil it, tap it back.
- Door won't latch: the strike plate is misaligned. Loosen its screws and shift it slightly, or file the opening a bit larger.
- Door won't close, rubs at the top: hinge screws have loosened. Tighten them; if the holes are stripped, replace one screw per hinge with a 3-inch screw that reaches the framing. This fixes most sagging doors in five minutes.
- Sticking lock: graphite lubricant or a dry PTFE spray. Not WD-40 — it attracts dirt in lock cylinders over time.
Caulking
Failed caulk around a tub or sink lets water into the wall, which becomes a much larger problem.
- Remove the old caulk completely with a caulk removal tool or utility knife.
- Clean and dry thoroughly. Any moisture ruins adhesion.
- Cut the tube tip at a 45° angle, small opening.
- Apply a steady bead.
- Smooth with a wet finger or a caulk tool within a couple of minutes.
- Don't get it wet for 24 hours.
Use silicone or a silicone-latex blend for bathrooms — it's waterproof and mold-resistant. Pure latex caulk in a shower will fail.
Pests
The universal prevention rules
- Food goes in sealed containers. Including pet food.
- Clean up immediately. Crumbs, spills, dishes.
- Take out trash regularly, in a can with a lid.
- Fix leaks. Most pests need water more than food. A dripping pipe under a sink sustains an entire cockroach population.
- Seal entry points. Caulk gaps, steel wool in holes (mice chew through foam but not steel wool), door sweeps, window screens.
- Reduce clutter — especially cardboard, which roaches love.
Specific pests
Ants. They follow scent trails. Wipe surfaces with vinegar to erase the trail, find and seal the entry point. Bait stations work better than sprays because workers carry the poison back to the colony — spraying visible ants kills the ants you see and leaves the nest, which is why the problem returns. Be patient with bait; it's supposed to take days.
Cockroaches. Gel bait (a syringe of it costs $10 and is genuinely effective) plus sticky traps to monitor. Roaches indicate water and food access — fix those or the problem returns. German cockroaches in an apartment building are usually a building-wide problem and require the landlord to treat multiple units; treating yours alone rarely works. Report in writing.
Mice. Seal every entry point larger than a quarter-inch (they fit through remarkably small gaps). Snap traps are more effective and more humane than glue traps, which are slow and cruel. Bait with peanut butter, place along walls where they travel. Poison is a bad idea in a home with pets or children, and a poisoned mouse dying in a wall is a smell you'll live with for weeks.
Bedbugs. Call a professional. Do not try to DIY this. They hide in mattress seams, box springs, headboards, and baseboards, and survive months without feeding. Signs: small blood spots on sheets, dark specks, itchy bites in lines or clusters, a sweet musty smell.
If you're a renter, report immediately in writing — in most states this is the landlord's responsibility and treating one unit while neighbors are infested doesn't work. Do not throw out your mattress and buy a new one before treatment; you'll just infest the new one. Encasements are cheap and effective as part of treatment.
The three things that make it worse, all of which people try first: throwing out furniture (expensive, and it doesn't touch the ones in the baseboards), sleeping on the couch (that's how you infest a second room), and bug bombs. What actually helps while you wait for treatment: dry bedding and clothing on high heat for 30+ minutes, which kills all life stages; bag what's treated; vacuum thoroughly, emptying into a sealed bag outside. Bites don't transmit disease, and infestation has nothing to do with cleanliness — it's a travel-and-density problem, and shame about it mostly delays the call that fixes it.
⚠️ THE TRAP: Total-release foggers ("bug bombs")
A $6 can that promises to solve an infestation while you're out for the afternoon. It doesn't, and it's dangerous twice over.
It doesn't work because the fog settles on open surfaces and never reaches where insects actually live — inside walls, under baseboards, in mattress seams, behind the fridge. Research on bed bugs has found foggers largely ineffective, and for roaches they scatter survivors deeper into the structure and into neighboring units.
It's dangerous because the propellants are flammable and people routinely set off several in a small space. Fires and explosions from foggers ignited by a pilot light or a water heater are documented every year, along with illnesses from re-entering too early.
Instead: gel bait for roaches, sealing and traps for rodents, a licensed professional for bed bugs and termites. If you rent, the exterminator is your landlord's expense in most states — report it in writing rather than spending your own money on a can that makes it worse.
Fruit flies. They breed in drains and on produce. Clean the drain, remove the fruit, set a trap: apple cider vinegar with a drop of dish soap in a bowl.
Wasps and hornets. A small nest can be handled at dusk with a spray that shoots from a distance, wearing covered clothing. A large nest, a nest inside a wall, or an allergy in the household means calling someone. Don't stand on a ladder while doing this.
When to call an exterminator
Bedbugs, termites, a serious roach infestation, rodents you can't stop, wasp nests in structures, or anything that keeps returning after two attempts. For renters: pest control is the landlord's responsibility in most states unless you caused it.
Damp and mold
Mold is a water problem wearing a costume. Kill the moisture and the mold stops; clean the mold without fixing the moisture and it comes back in three weeks.
Cosmetic, and yours to handle: black speckling on shower grout and caulk, a patch on a bathroom ceiling, mildew behind a dresser on a cold exterior wall. EPA guidance treats an area under roughly 10 square feet as a do-it-yourself cleanup. Scrub non-porous surfaces with detergent and water, dry thoroughly, and improve ventilation — run the bath fan twenty minutes after showering, or crack a window. Wear an N95 and gloves. You usually don't need bleach; it does little on porous material, and never mix it with ammonia or another cleaner, which makes a genuinely dangerous gas.
Not cosmetic — get help: anything much larger than a small patch; mold in the HVAC or ductwork; mold after flooding or a sewage backup; mold you can smell but not see, which means it's inside a wall or under flooring; or any of it in a home with an infant, someone immunocompromised, or someone with asthma.
Testing is mostly a waste of money. There's no federal standard to compare a result against, and the answer is the same either way: find the water, stop it, remove the material. Be wary of anyone who both tests and remediates — same incentive problem as the $49 tune-up.
Renting? Persistent mold from a leak, a failed roof, or inadequate ventilation is a habitability issue in most states, and some states and cities have specific mold statutes. Report it in writing with photos immediately, naming the suspected water source. Painting over it, which some landlords do, remediates nothing — document it when it happens. If nothing moves, it's a strong code enforcement complaint. See Chapter 10.
Seasonal maintenance
Monthly

- Furnace service or inspection
- Disconnect and drain garden hoses; shut off exterior spigots
- Clean gutters (or have them cleaned)

When to call a professional
Always call for: - Anything involving gas. Gas lines, gas appliance installation, any gas smell. No exceptions. - Main electrical panel work, service entrance, or rewiring. - Major plumbing — main line, sewer line, anything inside walls. - Structural — foundation, load-bearing walls, roof structure. - HVAC refrigerant — it's regulated and requires certification. - Anything requiring a permit. Doing permitted work without one can void insurance and cause problems when you sell. - Roof work. Falls are the most common serious home-maintenance injury. - Asbestos or lead. Homes built before 1978 may have lead paint; before 1980, possible asbestos in insulation, floor tile, and pipe wrap. Do not disturb it. Testing and abatement are regulated professions. - Bedbugs and termites. - Anything where you'd be working on a ladder above the first floor.
💸 WHEN YOU CAN'T AFFORD THE RIGHT OPTION
The list above is the honest one, and it costs money you may not have. Worse: the most common version of this problem isn't a repair you can't pay for — it's a repair you shouldn't have to pay for, in a rental, that the landlord won't make. No heat in November. A dead outlet. Roaches. A leak that's been "getting looked at" since March.
The answer is never to cross the stop line to save money. Gas, the panel, structure, the roof — a person doing their own gas work because they're broke is how someone dies broke. Everything below is what to do instead, and most of it is free.
1. Put it in writing today, even if you already called. Text or email, dated, specific, with photos: "Reporting again that there has been no heat in the bedroom since Nov 3. Photo attached showing 52°F. Please advise when a repair is scheduled." Save it. A written record costs nothing and it's the one thing that turns a complaint into leverage. Chapter 10 has the escalation ladder and a demand-letter template.
2. Code enforcement is free, and it's the step that works. Your city or county housing code office sends an inspector, and an inspector's order to repair is a legal obligation with deadlines, not a request. Search "[your city] code enforcement," or call 311 where it exists. Landlords who ignore tenants for six months answer code inspectors in a week. Retaliating against you for calling is illegal in most states, and adverse action shortly after a complaint is often presumed retaliatory.
3. Call 211. Free, nationwide, 24/7. They hold the local list of emergency utility assistance, furnace repair funds, and home repair programs that nobody advertises and that routinely go unspent.
4. Weatherization and energy assistance are real and under-used. LIHEAP helps with heating and cooling bills and, in many states, emergency heating repair. The Weatherization Assistance Program (WAP) provides free insulation, air sealing, and heating repair or replacement to income-qualifying households — including renters, with the landlord's written consent. Search "[your state] weatherization assistance program" and "[your state] LIHEAP." Rules and funding change annually; verify with your state.
5. Your utility comes out for free more often than you think. Gas utilities investigate a reported gas smell 24/7 at no charge — never hesitate on cost for that one. Many also offer free energy audits, appliance safety checks, payment plans, and winter shutoff protection. Many fire departments and the American Red Cross install free smoke and CO alarms; call the fire department's non-emergency line.
6. Borrow the tool, don't buy it. A drain auger, a stud finder, a wet/dry vac, a drill, a carpet cleaner — you need each once. Public libraries increasingly lend tools ("library of things"), many cities have a tool library, hardware stores rent by the day, Habitat for Humanity ReStore sells donated tools cheaply, and Buy Nothing groups hand them over free. Ask a neighbor; the worst outcome is no.
7. Where the honest answer is "you can't." For a structural, gas, or major-system repair in a home you own with no money, DIY isn't the alternative — it's the more expensive path. Look for your county's home repair or rehabilitation program (often grants or forgivable loans for low-income and elderly homeowners), USDA Section 504 grants and loans in rural areas, and local nonprofit repair programs. Ask legal aid if you rent. Triage meanwhile: stop water, keep heat and CO alarms working, keep the record going.
One thing to never do: don't heat a home with a gas oven, a grill, or a generator indoors. Every winter this kills people who were trying to solve exactly this problem. Cold with no heat is a code complaint, a 211 call, and if necessary a warming center — not an open flame.
How to find a good contractor: - Ask neighbors, not the internet. - Verify the license with your state's licensing board (usually a free online lookup). - Verify insurance — ask for a certificate of insurance. If an uninsured worker is injured on your property, you may be liable. - Get three written estimates for anything substantial. - Never pay in full up front. A deposit of 10–30% is normal; the balance on completion. - Get a written contract: scope, materials, timeline, total price, payment schedule. - Be suspicious of: door-to-door solicitation, "I have leftover materials from a job nearby," high-pressure tactics, cash-only, and no written estimate. These are the classic markers of home repair fraud, and they target older homeowners specifically. - Check for permits. If a contractor says a permit isn't needed for something significant, verify with your building department.
🎓 GOING DEEPER: Building a maintenance calendar
The most reliable way to stay on top of this is to stop relying on memory.
Put recurring reminders in your phone calendar: - Monthly: furnace filter check, GFCI test - Quarterly: detector test, under-sink check - March and October: battery replacement, fan reversal, seasonal tasks - Annually: water heater, dryer vent, HVAC service
Ten minutes to set up, and it converts maintenance from a thing you feel guilty about into a thing that happens.
Keep a home log — a note or spreadsheet recording what was done and when, what the filter size is, what paint colors are in which room, appliance model numbers, and which contractor did what. If you own, this is genuinely valuable at sale time. If you rent, it's evidence.
🌍 OUTSIDE THE US
Electrical systems differ substantially: voltage (230V in much of the world vs. 120V in North America), plug types, and consumer unit design. RCDs/RCBOs are the equivalent of GFCIs, and in many countries they protect the whole installation rather than individual outlets.
In much of Europe, work on fixed electrical installations is legally restricted to licensed electricians to a greater degree than in the US. In the UK, "Part P" building regulations restrict certain electrical work in homes.
Heating systems vary widely — combi boilers are common in the UK and Europe and have different maintenance (annual service, pressure checks, bleeding radiators) than forced-air furnaces.
Gas safety is universal: leave and call, everywhere.

- Using chemical drain cleaner instead of mechanical removal.
- Not knowing where the water shutoff is until water is running.
- Flushing a clogged toilet repeatedly.
- Never changing the furnace filter.
- Replacing a fuse with a higher amperage.
- Plugging a space heater into a power strip.
- Not testing GFCIs, then assuming an outlet is broken.
- Resetting a breaker without first pushing it fully off.
- Spraying visible ants instead of baiting the colony.
- Trying to DIY bedbugs.
- Never cleaning the dryer vent.
- Hiring a contractor without verifying license and insurance.
- Paying a contractor in full up front.
- Doing electrical work without turning off the breaker and verifying.
- Putting a hand into a garbage disposal, ever.
- Leaving the original rubber washing machine hoses in for fifteen years.
- Cleaning mold without fixing the water that caused it.
- Setting off a bug bomb.
- Reporting a repair by phone only, with no written record.
- Buying a tool you'll use once instead of borrowing or renting it.

Do this right now (20 minutes)
12.1 — Locate and photograph your shutoffs. Water main, individual fixture valves, breaker panel, gas shutoff. If you did this in Chapter 11, verify you can find them in the dark.
12.2 — Check your furnace filter. Note the size printed on the frame. Note how dirty it is. Write the size in your Operating System.
12.3 — Test every GFCI. Press TEST, then RESET, on every one in the house.
12.4 — Test every smoke and CO detector.
This week (3 hours)
12.5 — Label your breaker panel. Two people, one hour. Turn each breaker off and record what loses power. Tape a legible list inside the panel door.
12.6 — The toilet test. Put food coloring in every toilet tank. Wait 20 minutes. If color reaches the bowl, buy a flapper ($6) and replace it. This is the confidence-building repair — do it even if you think you can't.
12.7 — Clean one aerator. Pick your worst-pressure faucet. Unscrew, soak in vinegar, reinstall.
12.8 — Buy the missing basics. On top of the Chapter 11 kit, the repair-specific additions, with rough costs: flange plunger ($10), non-contact voltage tester ($15), plastic drain hair tool ($3), spackle and a 2" putty knife ($8), a spare flapper ($6), Teflon tape ($2), a pack of furnace filters ($20–30). Under $75 and it pays for itself on the first repair. Borrow rather than buy the auger, the wet/dry vac, and the drill — see the 💸 box.
12.9 — Write the repair request, today. If anything in your home is broken, send it now, in writing: what, where, when it started, a photo, and one specific ask. "The bathroom sink has been draining slowly since Oct 12 and now backs up entirely — photo attached. Please let me know when a plumber can come." Save a copy where you'll find it in six months. If nothing's broken, write the shutoff-location question instead.
12.10 — Find your free options before you need them. Look up and save three things: your city or county code enforcement number, whether your area has a tool library or a library "library of things," and your state's weatherization assistance page. Ten minutes now, and you'll have them the night something breaks and there's no money.
12.11 — Clean your dryer vent. Pull the dryer out, disconnect the duct, clear the lint from the duct and the wall opening. Look at how much comes out. This is a fire prevention task, and most people have never done it.
This month (4 hours)
12.12 — Set up the maintenance calendar. Recurring reminders in your phone for every interval in the seasonal section.
12.13 — Start a home log. Filter size, paint colors, appliance models and serial numbers, water heater install date, contractor contacts, what you've fixed and when.
12.14 — Do the seasonal tasks for whatever season it currently is.
12.15 — Practice one drywall patch. Fill any nail hole in your home. Spackle, dry, sand, paint. Ten minutes and you'll never pay someone for this again.
12.16 — Find a contractor before you need one. Ask neighbors for a plumber, an electrician, and an HVAC company they've used. Verify their licenses. Save the numbers. Finding a good contractor during an emergency is how people get overcharged.
