The DIY vs. Pro Decision Framework
Every chapter includes at least one ⚖️ section that applies this decision framework:

Skill level required — Does this require specialized training, or can a careful, motivated homeowner learn it from written instructions?

Tools required — What equipment is needed? Do you own it, can you rent it, or would buying it only make sense if you'll use it again?

Chapter Structure
Every chapter in this book follows the same structure:

The Three Homeowners
Three households serve as examples throughout this book. You'll meet them properly in Chapter 1, but here's a preview:
The Rodriguez family — Isabel and Miguel Rodriguez own a 1982 townhouse in an urban neighborhood. Isabel is an architect (she understands design but has little knowledge of mechanical systems), and Miguel is an accountant who is reasonably handy but self-taught. Their house has the accumulated deferred maintenance of forty years of previous owners, and they're discovering what that means chapter by chapter.
The Chen-Williams household — Priya Chen and Marcus Williams bought a 1963 ranch-style house specifically for its gut-renovation potential. They have more budget than experience, and they're managing several contractors simultaneously while trying to understand what's being done and whether they're being charged fairly.
Dave Kowalski — Dave is a single first-time buyer who purchased a rural property with well and septic. He has a high tolerance for DIY, a small budget, and no one to call when things go wrong except someone he has to pay. He's doing as much as he can himself.
Suggested Reading Paths
If you just bought a house: Start with Part 1 (Anatomy), then Capstone 1 (Full Systems Assessment) and Capstone 3 (Buying a Home — useful in retrospect). Then dip into whatever systems feel most pressing.
If you're dealing with a specific problem: Go directly to the relevant chapter. Part 2 for plumbing, Part 3 for electrical, Part 4 for HVAC, Parts 5–6 for exterior and interior. Each chapter begins with diagnostics and escalates to repair.
If you're planning a renovation: Read the relevant system chapters, then Chapter 33 (Permits), Chapter 37 (Finding Contractors), Chapter 38 (Contracts), and Capstone 2 (Planning a Renovation).
