Preface
The first time the furnace stopped working in my rental apartment, I called the landlord. The first time it stopped working in my own house, I stood in the basement for twenty minutes staring at a machine I didn't understand, vaguely afraid to touch it, before calling someone who charged me $150 to push a reset button.
That reset button was two inches from a label that said RESET.
This is the book I wish I'd had before I bought my first house.
Why This Book Exists
Homeownership is the largest financial investment most people will ever make — and most people make it with almost no understanding of what they're actually buying. We take weeks to research a car purchase. We read reviews before buying a mattress. But when we close on a house, we often know almost nothing about the systems inside: what they do, how they work, when they're failing, what they cost to fix, and whether we're being charged fairly.
The result is a peculiar kind of helplessness. Homeowners who are intelligent, competent people in their professional lives find themselves nodding along as a plumber explains a problem, agreeing to a price they can't evaluate, and hoping everything works out. They defer maintenance because they don't know how bad it actually is. They get overcharged because they don't know what a fair price looks like. They panic at the wrong times and miss slow-developing disasters because they don't know what to watch for.
How Your House Works is a corrective. Not a contractor's manual — you don't need to become a tradesperson to read this book. What you need is a mental model of how your home functions, enough vocabulary to communicate with professionals, the ability to recognize warning signs before they become emergencies, and the confidence to handle small problems yourself and evaluate large ones clearly.
What This Book Is (and What It Isn't)
This is a book about understanding, not just doing. Every chapter covers:
- How the system works — the physics, mechanics, and logic behind it
- How to recognize when it's failing — early warning signs, not just crisis management
- What you can do yourself — honest, accurate assessments of skill and tool requirements
- When to call a professional — and how to evaluate what they tell you
- What things cost — realistic ranges, so you know if a quote is reasonable
What this book is not:
- A replacement for licensed professionals. Electrical work, gas systems, structural modifications, and dozens of other tasks require licensed contractors for legal, safety, and insurance reasons. We'll be clear about where those lines are.
- A comprehensive DIY manual. We explain how to do common tasks, but not every task. Some repairs require training, tools, and experience that goes beyond what a homeowner should tackle.
- An endorsement of any brand, product, or service. Costs, ratings, and product examples are used for illustration and will vary by region and over time.
Who This Book Is For
You don't need any prior knowledge of construction or home systems to read this book. If you own a home, rent a house, are buying one, or are simply curious about the built environment around you, this book is for you.
The three homeowners you'll follow throughout the book — the Rodriguez family, the Chen-Williams household, and Dave Kowalski — represent a range of homes, budgets, and skill levels. None of them started out knowing what they know by the end of this book. You'll learn alongside them.
How to Use This Book
You don't have to read this book cover to cover, though it is structured to build on itself. Part 1 (The Anatomy of a House) provides context that makes later chapters easier to understand — if you haven't read it, it's worth at least skimming before diving into a specific system.
Beyond Part 1, each part and chapter stands reasonably well on its own. If your water heater is failing, go to Chapter 7. If you're dealing with a contractor, go to Chapters 37–38. If you just bought a house and want a systematic assessment, go to Capstone 1.

A Note on Regional Variation
Homes vary enormously by region. Building codes differ by state and municipality. Climate drives different priorities in different parts of the country. Costs vary dramatically between markets. Where possible, we note these variations — but this book is primarily written with North American residential construction in mind, and most specifically the U.S. Readers in other countries will find much of the content applicable but should verify local codes and practices.
A Note on Costs
All cost figures in this book are approximate ranges based on national averages circa 2025–2026. Your actual costs will vary based on location, home size, material choices, and labor market conditions. Use these figures for orientation — to know whether a quote is in the right ballpark — not as a precise budget.
When a chapter says "expect to pay $800–$2,000 for X," that means quotes of $300 and $6,000 should both prompt questions. It does not mean $1,100 is the right number.
