Sources below are real organizations, publishers, and document families. Where I am not certain of an exact edition, title, or section number, I describe the resource rather than invent a citation. Contract law and payment statutes change; always confirm currency before relying on anything here.
Contract document families — read the forms themselves
The American Institute of Architects (AIA) contract documents. The A-series owner–contractor agreements and the A201 General Conditions are the most widely used building-construction forms in the United States. The AIA publishes the documents and a body of commentary and guides explaining what each form is for and how the family fits together. Read A201 in particular — the general conditions are where changes, claims, notice, indemnity, termination, and dispute resolution actually live, and most contract arguments resolve there rather than in the agreement. ConsensusDocs. A competing family of standard forms drafted by a coalition of associations representing owners, contractors, subcontractors, and sureties. Worth reading side by side with the AIA forms on the same topic — the differences in risk allocation are the education. ConsensusDocs publishes guidance on what its forms do and how they differ. For: contractors and subcontractors who want to see that "standard" is a choice, not a law of nature.
Engineers Joint Contract Documents Committee (EJCDC). The engineer-administered family, common on civil, utility, water, and infrastructure work — the world of the Cottonwood Creek Bridge. If you work heavy civil, this is your family, and its treatment of unit prices, quantity variation, and differing site conditions is more developed than the building-side forms. For: heavy civil and municipal engineering practitioners.
FIDIC (International Federation of Consulting Engineers). The dominant international family, organized by "books" for different delivery arrangements. Read it if you have any prospect of working outside your home jurisdiction, or if you want to see how a different legal tradition allocates the same risks. For: anyone with international ambitions.
Public procurement and unit-price practice
Your state department of transportation's standard specifications. Every state DOT publishes standard specifications for road and bridge construction, and they are free online. The measurement-and-payment articles are the best available free education in how unit-price contracts really work: what constitutes a measured unit, how quantity variation is handled, what triggers a unit-price renegotiation. Read the differing site conditions and quantity-variation provisions in your own state's book. For: anyone doing sitework, utilities, or heavy civil.
Federal Acquisition Regulation (FAR), Part 36 and related parts. The rules governing federal construction contracting, published and freely available. Even if you never bid federal work, the FAR's treatment of differing site conditions, changes, and suspension of work has influenced private practice heavily, and reading the source is more useful than reading someone's summary. For: contractors considering federal work, and anyone who wants to see risk-allocation logic stated explicitly.
The Miller Act and state "Little Miller Acts." The federal statute requiring payment and performance bonds on federal construction above a threshold amount, and the state analogues that do the same on state and local public work. Thresholds and procedures differ by jurisdiction. Directly relevant to Chapter 5, but read it now if you bid public work. For: public-work contractors and subcontractors.
Industry associations and their guidance
Associated General Contractors of America (AGC). Publishes contract documents, risk-management guidance, and educational material on subcontracting, prequalification, and contract administration. Its guidance on reviewing and negotiating contract terms is aimed squarely at practitioners rather than lawyers. For: contractors of any size; the small-firm material is unusually practical.
Construction Management Association of America (CMAA). Publishes standards of practice for construction management, including guidance on CM-at-Risk and CM-agency arrangements and how the CM's role changes between them. Directly useful for understanding the two-phase preconstruction-then-GMP structure Northgate runs on. For: anyone working on or for a CM at Risk.
Design-Build Institute of America (DBIA). Publishes contract forms and best-practice guidance for design-build, including progressive design-build, which is where a great deal of GMP-style pricing now happens. For: readers who expect to work in design-build, which is a growing share of the market.
Standing back from the clauses
Society of Construction Law — Delay and Disruption Protocol. A widely cited, freely available document setting out principles for analyzing delay, float ownership, concurrency, and disruption. It is not law anywhere, and it is explicitly framed as guidance, but it is the clearest available statement of how practitioners think about the questions raised by the time provisions in §4.7. For: readers heading toward Chapter 33.
AACE International, and its recommended practice on forensic schedule analysis. AACE publishes recommended practices on cost engineering, estimating, and forensic schedule analysis. The forensic schedule analysis document catalogues the recognized methods for proving delay — the methods that determine whether the time provisions you negotiated are worth anything. For: schedulers, claims analysts, and project controls staff.
Engineering News-Record (ENR). Industry trade press. For this chapter specifically, ENR's ongoing coverage of material cost movement, its cost indexes, and its reporting on major project disputes are the fastest way to see escalation clauses and delay claims playing out in real projects. For: everyone. Read it weekly.
Reference texts
A general construction contracts treatise from a major legal or professional publisher. Several exist and are updated regularly — the leading ones are multi-volume, kept current with supplements, and available through law libraries and many university libraries. Ask a construction attorney in your jurisdiction which one they actually use; the answer is more useful than a title I name from memory. For: readers who want depth, and anyone preparing for a certification exam.
A standard construction contracting or construction management textbook. The major CM textbooks all cover contract types, and reading a second author's treatment of the same material is genuinely valuable — where two authors organize the four pricing structures differently, the difference is usually a real disagreement about how risk behaves. For: students; pair with this chapter, do not substitute.
One thing that is not a reading
Get a real contract and read it end to end — including the exhibits. Most public agencies publish their front-end documents with every advertised project. Download one from an agency in your own jurisdiction, print it, and read all of it with a highlighter: the agreement, the general conditions, the supplementary conditions, the instructions to bidders. Mark every clause you cannot translate into plain English, then look those up.
One complete contract read carefully will teach you more than every summary in this list. The list is for the questions that read produces.
