Part II — How Buildings Actually Get Built

Means, Methods, and Enough Physical Understanding to Manage the Work

You cannot manage what you cannot picture.

This is the part of construction management education that gets skipped most often and paid for most expensively. A manager who has never watched a form cycle will schedule a concrete frame as though the concrete were the constraint, when in fact the formwork is. A manager who has never sat in an MEP coordination meeting will treat "above the ceiling" as a detail rather than as the place where the interior schedule is actually decided. A manager who does not know that a curtain wall carries a fabrication lead time measured in months will review submittals in the order they arrived on the desk.

Part II is three chapters of means-and-methods literacy. Not a structures course, not a construction technology survey — the specific amount of physical understanding a manager needs in order to:

  • estimate the work honestly, because a quantity you cannot picture is a quantity you will get wrong;
  • schedule it realistically, because a duration is a quantity divided by a production rate, and both depend on how the work actually goes together;
  • coordinate it, because conflicts happen at the seams between systems and you have to know where the seams are;
  • and know when an inspector is right, which is a skill with a dollar value attached.

How these chapters are organized

Every system in Part II is presented against the same four questions, because those are the four a manager actually needs answered:

Question Why it matters
What is the schedule implication? What has to happen before it, what waits on it, and where is the long lead?
What is the cost driver? Where does the money in this system live — material, labor, equipment, or access?
What is the coordination requirement? Who else is in this space, and who gives way?
What is the characteristic failure mode? How does this system usually go wrong, and what does it cost when it does?

If you finish a section and cannot answer those four for the system in front of you, read it again.


The three chapters

Chapter 8 — Sitework and Structure. Everything from the geotechnical report to topping out. Earthwork and the arithmetic of cut, fill, swell, and haul cycles. Foundations, shallow and deep. Cast-in-place concrete, which is the system a manager must understand best because it is usually self-performed and almost always on the critical path. Structural steel, and the submittal chain that is the real long pole. Wood framing, mass timber, and masonry. This is where the book's recurring steel delay stops being a story and becomes a mechanism you can see coming.

Chapter 9 — Enclosure and Interiors. The building envelope taught as a water-management system with four control layers — water, air, vapor, thermal — because that is what it is, and because the failures are always at the transitions. Roofing, waterproofing, curtain wall, precast, and the mockups that save a facade package. Then the interior sequence: the sixteen-step logic chain from layout to final punch, with its two inspection hold points where an entire floor stops and waits.

Chapter 10 — Building Systems. Mechanical, electrical, plumbing, and fire protection, and the chapter's threshold concept: MEP coordination, not structure, sets the interior schedule. This chapter contains the ceiling-cavity arithmetic that proves it — a corridor where the structure, the ductwork, the sprinkler main, the conduit, and the required ceiling height do not fit, and the four ways to solve it, each with a price attached.


A note on depth

Part II will not make you a structural engineer, a mechanical engineer, or a master carpenter, and it does not try. There is an enormous difference between knowing enough to manage a system and knowing enough to design one, and pretending otherwise is how people get hurt.

What this part gives you is the ability to walk a job, look at what is in front of you, and know what question to ask.

That turns out to be most of the work.
