Answer

C. Steel conducts heat roughly four hundred times better than the insulation next to it. Published correction factors commonly reduce a steel-stud cavity's contribution to something near a third of nominal. Perfect installation does not fix a bridge; it only avoids making it worse.

6. A project hauls 214 tons of commingled debris to a facility with a certified 62% diversion rate. How many tons count as diverted?

Answer

B. 214 × 0.62 = 132.68 tons. Commingled material absolutely counts — at the facility's certified rate, and only with documentation of that rate covering your hauling period.

Answer, then give a one-line justification.

False. Specification sections do not vanish when an owner cancels a certification. Installed work that does not conform is nonconforming work, and the architect can write a nonconformance report regardless of anyone's certification status. This is the single most common expensive mistake in this territory.

14. A whole-building air-leakage test tells you both how much the building leaks and where.

Answer

False. The test gives you one number. Finding location requires infrared thermography under pressure, confirmed with smoke. Sealing "everything visible" without diagnosis wastes the crew time, the retest, and — worst — the diagnostic window.

15. A certified building will use less energy than an equivalent uncertified building.

Answer

False as a guarantee. Certification measures design intent and documentation, not realized performance, and the measured-versus-modeled gap is often large. Certification correlates with better practice; it does not promise an outcome. ENERGY STAR, Passive House, and the Living Building Challenge are the systems that measure actual performance.

16. Under most commissioning specifications, the contractor pays for retesting after a failed functional performance test.

Answer

True, commonly. The first test is typically included; retests after failure are frequently at the contractor's cost, sometimes including the commissioning agent's re-mobilization. Read your clause, and flow it down to the MEP, controls, and fire alarm subcontracts word for word.

False. They are normally excluded, and for good reason: including 32,000 CY of dirt produces a diversion rate that measures earthwork rather than waste management. Document the exclusion.

Answer

False, and dangerously so. Modules produce voltage whenever light falls on them. The DC side is energized from sunrise, and DC arcs do not self-extinguish at a zero crossing the way AC arcs do. This is qualified-person work with an energized-work approach.


Short Answer

19. In two or three sentences, explain why an air barrier's continuity is fundamentally a procurement problem rather than an installation problem.

Answer

An air barrier is continuous only across transitions, and every transition is a place where two subcontracts meet. Each subcontractor installs its own system correctly and stops at its own scope line, so the seal between systems belongs to nobody unless somebody assigned it in a scope sheet at buyout. The failure at Northgate cost $236,710, and all three subcontractors who touched the joint were correct from inside their own contracts.

20. Name the four buckets you would investigate when a certified building underperforms its energy model, and state which one is usually the largest.

Answer

Design and program assumptions; construction execution; commissioning scope; operations and occupant behavior.

Design and program assumptions is usually the largest, because a compliance model is a standardized comparison against a reference building, not a prediction of real operation. Treating its output as an operating budget is a category error. At Cypress Grove the split was 55% assumptions and program, 28% construction, 13% operations, 4% unexplained — and enhanced commissioning would have caught essentially all of the fixable portion.


Applied Scenario

21. Your project is 18 months long. In month two, the owner asks whether you can "add LEED Gold" to a job that was designed and bid with no certification target. Give your answer in five sentences: what you would say about cost, about timing, about which credits are still achievable, about what you need in writing, and about the one thing you would tell them is more valuable than the plaque.

Answer

A strong answer contains all five of these:

  1. Cost: it is not the certification fee. It is direct hard cost plus a contractor soft cost that is typically the larger of the two — coordinator time, commissioning support labor, documentation chase, and testing — and I will bring you a line-item table, not a percentage.
  2. Timing: integration timing dominates the price. A target set at the start of design costs a fraction of the same target added later, and you cannot certify a building retroactively — you can only document one. Month two is late but survivable; month eight is a different conversation.
  3. Achievable credits: the design-dependent credits are largely fixed by drawings that are already issued — site, envelope, glazing, water fixtures, mechanical systems. Contractor-owned credits are still fully available: waste, construction IAQ, low-emitting materials, product documentation, commissioning support. I can score the design credits in a week and tell you whether Gold is even reachable.
  4. In writing: an exhibit listing the specific credits Kestrel is responsible for, with the design-dependent credits expressly the owner's and designer's risk, plus a change order for the added scope and a re-scoping mechanism if the design as issued cannot reach the target.
  5. More valuable than the plaque: a well-executed envelope and a full commissioning scope. On a constrained budget, that combination delivers most of the operating benefit for a fraction of the certification cost — and it is the difference between a building that performs and a building that has a plaque.
